How You Can Manage Your Time Wisely

Once you structure your day, you will see more success in this business.

One of the first questions I always get from newer agents is: “How do I structure my day so I can take care of current clients, find new clients, and still have a personal life?” Real estate is time-consuming, and clients want you to work around their schedules. The key to balancing this is to have a structured day and systems in place.

Your success depends on the tasks you do each day. In most other careers, you can just clock in and clock out, but the real estate business isn’t like that. Sometimes you have to work extra long hours to get to your next deal. That’s why having a daily structure and systems in place are so vital. Here are three tips to get you started:

1. Structure your day. In the morning, I spend the first two hours of each day focusing on lead generation from people I haven’t met or have only met in passing. I call online leads, open house leads, people I met at a networking event, and follow-ups.

In the afternoon, I focus on people I have met. I send text messages or DMs to my sphere of influence, current client follow-ups, transaction negotiations, and transaction inspections. Then, I focus on entering contacts into my CRM, posting and replying on social media, sending out direct mail, and asking for reviews.

In the evening and on weekends, I focus on things that can happen when clients are off work like consultations, showing homes, hosting open houses, attending networking events, hosting client events, and spending time on my best referral sources.

2. Use a transaction coordinator. Once I put a deal in contract, I work with a transaction coordinator to handle the paperwork. The transaction will end up being hundreds of pages of documents. Using a transaction coordinator helps me avoid costly mistakes and delays and frees me up to take care of my clients, generate leads, and set aside personal time.

3. Be consistent. Time block your daily schedule and follow that schedule every day. It is very similar to going to the gym. If you follow the schedule your trainer gives you, you will be successful. If you start skipping your workouts, you probably won’t achieve your goals. Once you have your daily routine down, you will be very effective, and your business will thrive.
